Planning
The
first task in the planning stage is to establish all the different supply
routes and the telecommunication network distribution, while taking into
account present and future needs of the structures that need to be connected
together. Technical and budgetary
optimization of the network to be laid out is done for data transmission, for
the choice of equipment and for the architecture of the network to be
installed.
|
|
|
Preliminary Studies
We
proceed to do the feasibility and budgetary studies associated with the basic
planning and we draw up a complete report of budgetary and time investments
needed. These assessments allow us to
better gauge the size of the project and enable us to prepare a very precise
budget or tender.
|
|
|
Invitation to Tender / Bid
If requested by the client, we prepare the
Invitation to Tender and proceed to analyze the bids, comparing the different
factors: time, cost, required expertise,
etc.
|
|
|
Interior Conception
The
determination of the route the cable will take inside the building following
the norms set forth by the building code and the clients, while respecting
the requirements of the owners and their tenants. The determination of equipment location in
the room, taking into account present and future needs. |
|
|
Exterior Conception
The determination of a specific route to be taken
for a project, based on the availability of an existing network. It is at this stage where it is of the
utmost importance to identify the potential difficulties in obtaining “right
of way” as well as construction and budgetary problems that might arise, in
order to maximize the usefulness and therefore, the profitability of the
network to be built.
|
|
|
Network Plotting
Network
plotting: information gathering on
existing supporting structures, i.e. posts, strands, existing conduits or the
possibility of burying the cable.
Determining who owns these structures in order to forward the plans to
the proper people is a vital step in the process. An additional step is to gather all pertinent
information regarding the interior of the building to allow the installation
of the cable, again following safety and security codes, as well as plotting
its future location. The different
accesses (codes, keys, schedules, etc.) and safety requirements (contacts,
authorizations, etc.) are also determined so that they may be included with
the site information.
|
|
|
Site Supervision
We supervise
all the construction sites of the different projects to ensure that our
client’s norms are respected as well as the usual building and safety
codes. We also provide all the
technical plotting required to produce the “as built” plans.
|
|
|
Maintenance and Supervision
We also
conduct “construction quality” inspections on all sites before the expiration
date of the building guarantees. We
take care of relocation projects, of removal or temporary displacement which
require visits and negotiations with all parties involved. We also take inventory of existing
structures on a given territory.
|
|
|
Computerized Plans
Following the conception stage, the plans are drawn
according to the standards of each client and the requirements of each
participant using the customer’s program of choice (Microstation, Autocad or
other). These plans must ensure that
the projected work is clearly laid out so as to minimize approval times for
right of way and maximize productivity during all stages of construction.
|
|
|
Fusion Plans
We
prepare the splicing and fusion plans following our client’s standards in
order to be able to properly instruct the crews connecting the different
cables.
|
|
|
Bid Preparation
The drawing up of all forms required by the
different participants involved in the project, in order to acquire the legal
rights to use the existing supporting structures which do not belong to our
client.
|
|
|
Project Manager
His
principal role is to ensure the project progresses efficiently by
establishing priorities at each stage in order to have it finished by or
before the forecasted deadline. It is
also his responsibility to prepare the tenders for the building contractors
according to the plans and taking into account possible problems that might
arise while keeping the costs as low as possible. He is also responsible for analyzing the
different tenders and awarding the contract, with the approval of the client.
|
|
|
Right of Way Negotiation
We follow up with all parties involved and, as
needed, go on site with each party to minimize any delay in obtaining the
“right of way” necessary to the beginning of the construction.
|
|
|
Servitude Negotiation
In specific
cases, it is necessary to sign notarized servitude contracts before beginning
the construction in order to ensure the use of private property for a long
period of time, no matter who the legal owner might be in future years.
|
|
|
Lease / Purchase Negotiation
The
negotiation for the use of space on a piece of land or in a building is a
very important aspect in the installation of telecommunication sites or rooms
which require a major investment on the part of our clients. These sites are also an integral part of
the image our clients want to project and represent a major investment. Thus, they must be protected by an in-depth
study of potential sites, including checking soil contamination levels and
land registry.
